Asa, do you guys have a real estate lawyer? It may be sort of expensive but it really pays off in the end to have a few other sets of eyes on your paperwork. Out of the 17 people I know who bought houses, those who worked with a real estate attorney still own the place they bought and those who didn't got screwed and ended up foreclosing. I mean everyone's individual circumstance is different but its something I really strongly suggest to anyone who happens to be purchasing a home.
And another thing you may want to consider doing is getting the flood maps that FEMA and the California Emergency Management Agency publish for the area that the house is in. I'm pretty sure that they're freely available. FEMA itself used to have them on the web, but I'm not entirely certain if they do anymore. Anyway, If the property's been flooded within 150 years the law requires you to buy flood insurance by default, but what you're looking for if you aren't required to buy it is your flood risk. If its considered moderate or high then its probably a very good idea to shell out the 150-300 a year for a National Flood Insurance Program policy. Earthquakes and especially wildfires are definitely the bigger hazard in Northern California, but Floods can occur pretty much anywhere that it rains.
